Founded in 1975, West Valley Properties is a fully integrated commercial real estate firm that provides targeted acquisition, development, and management services to institutional partners and individual investor clients. We focus on multi-tenant properties in a few, select, high growth markets within the western United States.
West Valley Properties also assists financial institutions and investors in managing, stabilizing, repositioning and/or disposing of their real estate holdings. In addition, the company has the ability to re-capitalize existing projects in order to meet development or re-development opportunities. Since its inception, West Valley Properties has formed investment groups acquiring and managing more than 85 assets of all property types, including residential, office, R&D, and retail, utilizing market acumen, creativity and vast experience within the commercial real estate industry. In addition to the acquisition and enhancement of existing properties, West Valley recently completed and sold a ground up condominium development yielding exceptional returns for investors.

Meet the Team
Jon is the founder of West Valley Properties, Inc., and is a licensed California real estate broker. He obtained his B.S. degree in Economics from the University of California at Santa Barbara in 1971. He has been actively involved in real estate management, real estate syndication, investment portfolio management and financial analysis for more than 40 years. Through West Valley Properties, Inc., Mr. Rayden has organized in excess of 80 real estate limited partnerships and limited liability companies, and has had as many as 5,000 residential income units and 3,000,000 square feet of commercial property under management.

Chris has been at West Valley Properties, Inc. since 2004. He leads acquisitions for the company and has worked on upwards of $550 million in acquisitions since joining the company. Chris has over 25 years of transactional real estate work and related analysis for real estate investments. Previously, Chris was a founding partner of Ascent Venture Group, Inc. in Mountain View, and a partner with Moison Investment Company in Los Altos, California. He holds a Masters in Business (MBA) from Santa Clara University with an emphasis in Finance and a Bachelor of Arts degree in Economics from the University of California at San Diego (U.C.S.D.).

Brian Fox joined West Valley Properties in 2015 with extensive experience in real estate investing and brokerage, management consulting, business development and investor relations. Prior to joining West Valley, Brian was the Director of Acquisitions and a Principal at Guardian Equity Growth, the Vice President, Corporate and Business Development for Commtouch, Inc. (NASDAQ: CTCH), and a Management Consultant for Price Waterhouse, Deloitte & Touche and Fox Advisory Services. Brian earned a BA in Economics and Business, magna cum laude, from University of California, Los Angeles (UCLA) and an MBA from the Wharton School at University of Pennsylvania.

Vice president & Cfo
Michelle has worked in commercial real estate providing analysis and strategic planning for acquisitions, dispositions and financing following more than twelve years in practice as a Certified Public Accountant. As Director of Taxation at CBIZ Accounting Tax and Advisory Services, a national accounting firm, she specialized in assisting closely held companies and high net worth individuals and provided planning for corporate acquisitions, stock options and real estate transactions including tax-deferred exchanges. Michele holds a Bachelor of Science degree in Business Administration from the University of Michigan and a Masters of Science degree in Taxation from Golden Gate University.

Steve oversees the operation of the company's Arizona affiliate, West Valley Arizona, Inc., where, with the staff, he directs the management of more than one million square feet of retail and office property. Steve brings more than twenty-five years of commercial real estate experience, with emphasis on asset management, investment analysis, leasing and construction, to his role at West Valley Properties. Previously, Stephen worked at the Dutch firm AEGON NV, overseeing the assets of its US subsidiaries, Vestar Development, Isignia ESG, and was Director of Asset Management with CB Richard Ellis. With CCIM and APM designations, Stephen has served on the local board of directors for the Commercial Investment Management Institute, and other associations, working on planning, policy, and legislative initiatives. Stephen serves as the Designated Broker responsible for the company's real estate activities in the state of Arizona.

Andrew has been with the company for over 10 years, primarily responsible for asset management and construction management as well as lease negotiations for the company’s California properties. He currently oversees the operation and management of nearly one million square feet of commercial properties. Andrew began his career in real estate working for CB Richard Ellis in Phoenix, AZ focusing in property management. Andrew, a graduate of Arizona State University with a Bachelor’s Degree in business, has his California State Real Estate License and is a member of the International Council of Shopping Centers and Urban Land Institute.
